The Ultimate Seller's Checklist

Selling commercial real estate isn’t as ‘emotional’ as selling a residential property, but it still takes time and in most conditions the clients needs help to move through certain stages of the sale. The stages of selling a commercial property is a much longer timeline than selling a residential property. Between collecting data and documentation, marketing, and closing it can take anywhere from six to twelve months. With a little preparation though, this sale can go much smoother and faster.

 

Here is the ultimate seller’s checklist:


1.Hire an inspector: This will allow you to know the condition your property is in. They will be able to tell you what needs to get fixed or replaced before selling the property.


2.Research the market: Finding properties that are similar to yours in your area will help you determine the price point you are able to market your property at. But know that not all property types off the same opportunity and that yours may differ from a similar property because of location, size, class type, functionality, etc.


3.Collect all data and documentation: Finding all past records from maintenance, to sales, to property inspections will help a buyer understand how well the property has been upkept and what it will take to maintain the building as a whole. 


4. Update a few features of your property: whether it’s resurfacing the parking lot, adding a fresh coat of paint on the outside/inside of the property, sprucing up the landscaping, or even updating the lighting. This will help bring value to your property.


5.Hire a commercial agent: they will help with questions, marketing, documents, filing, closing, and so much more. They have a vast network to help sell your property and make the process as seamless as possible. 



6. Marketin : Marketing your property is more than putting a “for sale sign” in the window. There are so many opportunities to market - social media, post cards, newspapers, online ads, word of mouth, etc. Marketing doesn’t have to just stop there. If you hire an agent, they have MLS’s (Multi Listing Services) that will be able to market your listing to a large number of other agents with clients looking to purchase properties like yours.
