Why Hire a Broker?

Whether you’re buying, selling or leasing you’re better off to hire a broker.


“I can find a property myself.”

“I can sell the property on my own.”

“I can lease on my own.”


Sure you can do everything on your own but as a broker we are specialists in making sure you get the best deal, that you aren’t cheated money or time, get you exactly what you are looking for and are here to simply look after you and you only. 


There are really only five simple reasons to hire a broker.

1- Money

2- Attention to Detail

3- Privacy and Confidentiality

4- Brokers Know Where to Look

5- Negotiation 


1.Money

Every person is always trying to save a buck or get the most out of their money. As a seller, you can sell on your own and you can think that means not parting with extra commissions. But in past studies FSBO’s got 30% less for their owners than agent-listed properties. No matter what you are going to end up pay a commission if your buyer is represented by an agent. As a buyer, you may not know if they forgot to tell you something about the property that you might have to pay for later on. 


2.Attention to Detail

You might have a good eye when it comes to look at a room, but as a broker we are trained to look for the unnoticeable problems and ask all the right questions that you may not even think to ask. Every little detail matters when it comes to look at properties. But it’s not only looking at the property. Paper work, paper work, and more paper work. If you’re trying to still save money: some mistakes or omissions in the documents could cost you as much as the commission you have been trying to avoid or even more. 


Example: A buyer makes an offer on a property, but it’s contingent on getting a mortgage. A buyer can not purchase the property without securing financing. The buyer is obligated to go through with the sale or be sued if it turns out that a mortgage isn’t happening. Think about it… hiring a broker is a small fee compared to all of the further payments you may have to pay in the future. 


3.Privacy and Confidentiality

Your agent or broker will always be looking out for you. They are legally obligated to put their clients’ best interests first. As a buyer, would you feel comfortable handing over your financial information to a seller who is a FSBO that doesn’t have legal obligations? But just the same for turning information over to a seller’s agent who doesn’t have responsibility for your information. Having your own agent will help keep your valuable information as safe as possible. And if you’re the buyer and the seller agent has lied, misled or disclosed confidential information you have every right to recourse. 


4.Brokers Know Where to Look

When hiring a broker they have access to multiple platforms meant for brokers only. Whether you’re a seller listing a property they are going to sell your property faster with all of the connections and resources they have to other brokers. If you’re a buyer they are capable of looking and narrowing down specific properties that are what you are looking for, in your price range, as well as in the right location. 


5.Negotiation

You might not be able to or know how to negotiate on price but as part of your agent’s job they were trained to negotiate and get the best price for you. They know what works and what does not. They not only have the ability to negotiate but for them it is nonemotional so the outcome is not clouding their thoughts. 


Out of all of this you would be smarter to hire because the trick to all of this is knowing when you need help and knowing how to find the right person to help you.
