My Job as a Commercial Real Estate Broker

There's more to just selling or leasing commercial properties when it comes to being a commercial real estate agent. 

 

Most people don't realize there are two segments to real estate. A commercial branch and a residential branch. Some agents do both but many do one or the other. As for me, I only do commercial side. 

 

Though between commercial and residential our job description is the same (A real estate agent helps his or her clients purchase, rent, or sell properties. They advise clients about market conditions, conduct walkthroughs, and provide guidance and assistance through the process of buying, selling or leasing properties.), commercial real estate generally takes longer when it comes to purchasing, leasing, and selling just because these sales involve more parties and demand far more information and paperwork than residential. 

 

Our typical responsibilities as an agent include:

Seller/Property Owners-

  • Hold/sell analysis 
  • Property management
  • Property leasing
  • Property Sale/marketing

Buyers/Tenants/Investors-

  • Investment analysis
  • Site selection
  • Cash flow analysis/Return on Investment

For All- 

  • Property/business valuations
  • Feasibility studies
  • Exchange opportunities 

 

However, the responsibilities further as to what you specialize in.
