People ask me all the time what is an investment property? In a nutshell, an investment property is one you plan to flip.

An investment property is anything that you can make money off of; any property that is not bought for owner-occupied.  The property right behind me in the video is a 3650 square foot house; it has five bedrooms and three bathrooms.  My client bought it from me as a flip and he has totally redone it.  So this qualifies as an investment property.

Let’s go take a look through the property and I’ll give you some pointers on flipping a house. They have done a great job on this house, completely remodeling it from the floor to the ceiling — all brand new windows, paint, and landscaping on the exterior.  I will let you know what I love about this house; I love these tall ceilings. Tall ceilings aren’t very common in the Leawood Subdivision, so this is a definite selling point.  The ceiling in the entry-way is about 14 feet with 10 feet ceilings in the rest of the main level.  Luxury vinyl flooring is a must-have when flipping a home.   We took a wall out in the dining room and opened it up to the kitchen — a flip must also have an awesome kitchen.  The built-in microwave above the oven instead of over the stove is a great addon with features like a single sink trending upwards with buyers.   There is a great deck off the dining room.  Downstairs there is a den, sunroom, full bath, and 5th bedroom.  If you go up a few stairs you have four bedrooms and two more bathrooms.
