How Marketing Makes a Difference When Listing

When selling your property you need more than just yourself and social media, you need an agent who know where to post, how to post, who to look for when sending out your listing, and so on. 


Sure you or any other agent out there can slap your listing on Facebook or their website but as a great listing agent we go above and beyond for our clients so that they can get the best price for their property. 


Your agent should understand what the local market, demographics, and potential buyers, so that your property doesn’t end up sitting on the marketing. 


When listing your property your agent shouldn’t just put the basic details of the property with photographs that only give you the slightest idea of what it looks like. The agent is here to tell the story of the building with high resolution images so that the buyer is able to start visualizing the possibilities of their business being there. 


Marketing a property is different with each type of property. Different factors should be considered when planning to list, multifamily, office, industrial, land, hospitality, etc. As a top listing agent we find the unique features of the property and create a specific marketing strategy for that property. 


We understand that selling a property can be stressful. You are wanting to find a buyer that will pay top dollar within a timely manner. But with the strategy that we would input for your property will get you the outcome you are looking for.


Some of the basic marketing strategies that you may see an agent use include:

-Listing your property on the agent’s website

-Posting the property on their social media platforms

-Putting signage in front of the property


As those are the most simple ways of marketing they are still important but certainly not enough. Your agent needs to use new online marketing methods.


An agent should be giving you upfront advice in order to get your property ready for a listing including:


-landscaping

-staging

-cosmetic repairs

-renovations

-decluttering


As they walk a buyer through your property the first impression is everything. Once your property is ready to published to the market you agent will use the traditional methods of marketing but include the new marketing methods like:


-Sending out postcards to qualified buyers in the neighborhood

-Use a video to gain more traction to your listing

-Utilize blogging that is tried to their social media account to get traffic to your listing.

-Put your listing as part of their monthly/bi-weekly newsletter

-And more!


The best listing agents are creative and use marketing strategies to ensure the property is sold with the highest value.
