CHALLENGE

Realtor® Cassie Wells' client, who already possessed at least 28 commercial properties when he first turned to her, was looking for yet another, in Hope, Arkansas - a modest town with a population of approximately 8,000 residents. The smaller town presented a unique challenge of limited available properties.


ACTION

The search for a suitable locations spanned years, but perseverance on Cassie's part won out, when she found a lease opportunity at 109 Hervey in Hope for her client.


Since her client would have preferred a property he could purchase rather than lease, Cassie went out of her way to see if the owner might be willing to sell.


Following a series of negotiations, Cassie helped her client successfully reach an agreement on a purchase price for what was initially a rental.


Nonetheless, deal encountered a setback during the inspection phase, which revealed a faulty installation of the rooftop AC unit. This unforeseen issue prompted a renegotiation, ultimately resulting in a $30,000 price reduction.


RESULT

The key takeaway from this experience is the importance of considering all available avenues when searching for the right property.


The willingness on the part of Cassie's client to accept her wisdom regarding the exploration of lease properties in addition to outright purchases proved instrumental in identifying this opportunity.


As a result, Cassie's client not only secured a location for his business but also established a source of rental income to meet the mortgage obligations. This case underscores the significance of thinking creatively and innovatively in the pursuit of real estate opportunities - the importance of never giving up hope.
